Buying a Holiday Van

If you are interested in purchasing a holiday van within our park, you must make sure the following conditions are met:

 

  • You have approached park management an ensured the current owner has written approval to sell 
  • Fill in and provide management with an application form 
  • Provide management with current Police Check or Working with Children check
  • Once documentation has been received, you will need written approval from management that you can indeed purchase the van
  • Provide management with bill of sale
  • Pay an administration fee of $1,000.00 entry and $1,000.00 exit Fee
  • Enter into a Long-Term Casual Occupation Agreement 
  • Obtain a welcome pack from the office


Selling a Holiday Van

Prior to selling your holiday van, the following conditions apply:

 

  • Holiday van owners must notify management in writing with intent to sell
  • Holiday van owners must first receive written approval from management 
  • Holiday vans need to comply with council regulations prior to listing, sale & money exchange
  • Holiday van sales will incur an exit fee as set out in your lease agreement 
  • All accounts need to be finalised and no money is to be remaining outstanding
  • Holiday van owners are responsible of ensuring relevant documentation is received from purchaser 
  • A bill of sale must be supplied to management
  • Only once all of the above is complete will ownership change occur
  • It is on the buyer to ensure the van complies with the local council regulations, this is not the parks responsibility.



Owning a Holiday Van

Owning a holiday van comes with some responsibilities. A full list of responsibilities are set out in the agreement and park rules you signed when you purchased your van. A brief description of these conditions are:


  • For current site fees please contact our office
  • All fees and charges must be paid on time
  • Park Rules must be abided by at all times
  • You are only entitled to 180 nights per year – no exception
  • Additional guests are $12.00 per adult & $6.00 per child per night
  • No alterations to your dwelling are to be made without prior written approval from park management
  • Your site must be kept clean, tidy & maintained at all times
  • 24 hours notice must be given to staff prior to any visitors requiring your keys
  • Your boom gate code allows access to one vehicle only & you must not under any circumstances use another persons access code
  • Acceptable behaviour at all given times
  • Management reserves the right to refuse entry to a holiday van owner should any terms and conditions set out online or in the agreement not be met.


Permanent Living

Living in a land lease Community and being part of a land lease community means you may own your own dwelling but you lease the land that home is on and therefore, pay site fees.

Entering into a site agreement comes with rights and responsibilities and requires an entry process including various checks and references.

If you purchase a caravan or home from a homeowner, you are not automatically granted a site agreement and may need to remove the structure.
